Frequently asked questions
Before starting your search, here is what you need to know about our requirements, the documents you will need and how we work.
Requirements and application file
What are the requirements to work with GE-Loue?
We only work with solvent applicants. This is what Geneva property managers (régies) and landlords require, and it is what allows us to put your application forward with a real chance of success. In practice:
- no debt enforcement (poursuites) or certificate of unpaid debts on your debt record extract;
- a gross monthly income of at least 3 times the rent (charges included);
- a stable professional situation (employment contract, employer's letter or documented self-employed income);
- a valid identity document and, for foreign nationals, a Swiss residence permit.
I have debt enforcement records. Can you still help me?
Not for the moment. With ongoing debt enforcement or a certificate of unpaid debts, property managers reject almost all applications, and we do not want you to waste time or money.
As soon as your record is clear again, get back in touch: we will start your search with a strong application.
My salary is less than 3 times the rent. What can I do?
Several options are usually accepted by property managers, depending on the property:
- a joint guarantor living in Switzerland, with sufficient income and no debt records;
- a flatshare or co-signatory on the lease, whose income is added to yours;
- adjusting your budget to target a rent that matches your income.
We review your situation with you before starting the search, so we aim right from the start.
What does an “almost solvent” application mean in the form?
Your profile meets the requirements but a document is still missing (for example a recent debt record extract or an employer's letter). Tick “Almost”: we tell you what is missing and the search starts as soon as your file is complete.
Which documents should I prepare?
To apply for a property, prepare:
- a copy of your ID card or passport, and your residence permit if you are a foreign national;
- your last three payslips or an employer's letter stating your gross monthly salary (self-employed: latest tax return and proof of income);
- a debt record extract (extrait du registre des poursuites) less than 3 months old.
Depending on the property, the property manager may ask for other documents (personal liability insurance certificate, letter from your current landlord…). We will let you know in advance.
Where can I get a debt record extract?
From the debt enforcement office (office des poursuites) of your canton of residence. In most cantons, including Geneva, you can request it online. Plan ahead: it must be less than 3 months old when you apply.
Do I need to pay a rental deposit?
Yes, this is standard in Switzerland. For a home, the deposit cannot exceed 3 months' rent. It is paid into a blocked bank account in your name, or replaced by a guarantee from a specialised company. You get it back at the end of the lease, once the move-out inspection is settled.
How we support you
What exactly does GE-Loue do for me?
We take care of your search from start to finish:
- we review your file and help you complete it so it is ready to send;
- we suggest properties that truly match your criteria, including off-market apartments that are not listed on the major portals;
- we organise the viewings;
- we send your complete file to the property manager or landlord and follow up on your application until you get an answer.
What makes the difference compared with searching on your own?
- Off-market properties: apartments offered before, or without, being published on the major portals.
- A ready-to-send file: complete and checked, it goes out the same day you like a property.
- One single contact person who knows your search, your criteria and your file.
- First to know: with the search form, you get priority notice of new opportunities that match.
- No financial risk: no registration fees, you only pay if you are granted the lease.
How much does the service cost?
Registration and the search are free. A commission is due only if you are granted the lease of an apartment found with us. The amount is communicated and confirmed in writing before the search starts: no surprises.
How long does it take to find an apartment?
It mostly depends on your budget, the area you want and the size of the apartment: the Geneva market is very tight. The clearer your criteria and the more complete your file, the faster we can be. We give you a realistic estimate from our first conversation.
How do I apply for a property?
On the GEPOSTULE page: enter your details and the property reference, and attach your three documents. We check your file and send it to the property manager.
I'm moving from abroad. Can you help?
Yes. We also support people relocating to Geneva, in English or French, and explain what property managers expect from a Swiss rental application.
What do you do with my documents?
Your documents are used only for your search and your applications. They are stored securely in Switzerland, accessible only to the GE-Loue team, and deleted when no longer needed. Details are in our privacy policy.
Is your file ready?
Tell us your criteria and we will come back to you with the apartments that match.
